Terms and Conditions

All bookings must be made in writing on the booking form supplied and are subject to the following terms and conditions:

  1. A provisional booking date may be made by telephone or internet and will be held for seven days pending receipt of completed booking form and full deposit/payment, as appropriate. Special conditions apply to those bookings made within 8 weeks of departure.
  2. A non-refundable deposit of £150/US$300 per week is payable at the time of booking and is to be sent along with the completed booking form.
  3. The balance, plus a damage deposit of £200/US$400, per period of rental, is payable eight weeks before departure. Booking made within eight weeks of departure must be paid for in full at the time of booking.
  4. The damage deposit will be refunded once the keys have been returned and the property managers have confirmed that the property has been vacated in a satisfactory manner. The cost of any breakages or damage will be deducted as will any cleaning charges over and above those considered reasonable after careful use of the property.
  5. In the event of cancellation being made within 8 weeks of the beginning of the holiday clients will need to reclaim their losses from their insurance cover. All cancellations must be made in writing. If the balance of the rental and the damage deposit are not paid by the designated time we reserve the right to cancel the booking with a view to reletting.
  6. The Client and all members of the party must have adequate Holiday Insurance particularly with reference to cancellation and damage liability. Neither the owner of the property nor servant nor agent will be liable for loss or damage arising in connection with any matter outside of our reasonable control.

    Furthermore, neither the owner nor servant nor agent will accept liability for any injury howsoever caused to the client, any member of his/her party or visitor to the property as a result of the use of the pool. Guests are specifically required to supervise children in and around the pool and to exercise due care and caution at all times.
  7. Lets run from 4.00pm on the first day of the booking until 11.00am on the last day of the booking, unless otherwise arranged.
  8. Only those persons identified on the booking form are authorised to use the property. Any changes in the persons occupying the house must be notified in writing.
  9. All persons occupying the house are required to treat the fabric of the building and the furniture and fittings with due care and only to use them for the purpose for which they are supplied. Damage resulting from careless or improper use will require payment to repair to adequate standard or replace with new. All damage must be reported to the management company immediately. Any damage not reported will be charged.
  10. Guests are not permitted to interfere with pool controls but must contact the management company for any adjustments required. Clients using the spa do so with reference to the spa rules.
  11. No pets allowed.

Use of the Spa Rules

These rules are for your health and safety and that of future guests in our house - please READ them before using the spa and make sure everyone in your party understands them.

  1. The Spa is only to be used by those who have paid for its use in advance.
  2. Take off the cover ONLY whilst using the Spa.
  3. Children 5 years of age and under may not used the Spa at any time.
  4. Children aged 6 to 15 inclusive may only use the Spa when being directly supervised by an adult - they should not stay in the spa for longer than 20 minutes.
  5. Please shower before entering the Spa.
  6. The Spa turns itself off after 30 minutes. You may restart it if you wish.
  7. Do not use the Spa before 9 a.m. or after 10 p.m. - please be considerate of our neighbours at other times.
  8. We do not recommend that you use the spa if you are pregnant, if you have just consumed a meal, if you have been drinking alcohol or if you have a medical condition and are not clear that use of the Spa would be wise.
  9. You should rest for a period after getting out of the spa.
  10. No eating in the spa.
  11. For safety the lid must be strapped into place when the spa is not in use
